Lincoln Terrace is part of a Capitol-Lincoln Terrace Historic District, which encompasses the Lincoln Terrace and Medical Community neighborhoods. Capitol-Medical Center Improvement and Zoning Commission (CMCIZC) governs the area, including the sub-boards of Citizens Advisory Committee (CAC) and the Historic Preservation and Landmark Board of Review (HPLBOR). As a part of its mission, the CMCIZC works to preserve historical, architectural and archaeological resources located in the district.
All repairs, updates, and changes require approval and a certificate of appropriateness. The OMES staff at the Capitol help manage the commission and related boards. They are very helpful and can make the process quick and easy. Common property changes include, but are not limited to:
- Replacement or removal of any windows, doors (including garage doors) siding, railings and trim
- Painting (or coating of any kind) of masonry or previously unpainted materials
- Exterior alterations or add-ons
- Fence and deck replacement or installation
- Roof replacement or addition
- Demolition of part or all of any structure
- Poured paving and swimming pools
